Why replace doors rather than reface?
Because on a rental the thing that costs you is the void, not the cabinetry.
New doors on existing boxes changes everything a tenant sees — the colour, the style, the condition — and the kitchen keeps working the entire time you are waiting for them. Fitting is an afternoon with a screwdriver if you are reusing the hinges. Refacing adds veneer to the box edges and adds days. A new kitchen takes the unit off the market.
If the boxes are sound, and in most rental kitchens built in the last thirty years they are, doors alone get you the visible result for the smallest interruption.
Can I order just a few doors?
Yes. There is no minimum order. One door goes through the same process as a hundred, because nothing is stocked — every piece is made after you order it, to the size you give.
That is the thing that makes this practical between tenancies. A tenant has wrecked two doors under the sink and nothing else; you order two doors. You are not buying a kitchen’s worth to solve a two-door problem, and you are not hunting a stock size that nearly fits.
What should I be ordering for a rental?
Thermofoil, in most cases, and we would rather say that plainly than stay neutral about it.
It costs less than painted timber, and it arrives finished — nothing to paint, no drying time, no painter to schedule. The face and the profile are one pressed piece with no joints, which means no seams to collect grease and nothing to open up. For a kitchen that has to look new, cost as little as possible and be back in service this week, it is the right product.
Paint-grade timber is the better order when you want a specific colour that is not in the range, or on a unit at the top of your portfolio where the finish is part of the rent.
How do I match across several units?
Pick your specification once and write it down: style, species or foil colour, overlay, and boring. Then every order after the first is a list of sizes.
This is the part worth ten minutes now. Standardising on one door across a portfolio means a damaged door in unit three is a same-spec reorder rather than an investigation, and it means the spare you keep fits anywhere.
What is the one thing that can go wrong later?
A foil colour being discontinued.
We can make a single door at any time and match the foil — but the supplier decides which colours stay in the range, and that is outside our control. If a colour has gone, the nearest match is a different door.
So on a portfolio, buy one spare door with the first order and keep it in a cupboard. It costs a fraction of the order. It is the difference between a five-minute fix in year three and rethinking a kitchen because one door met a removal van. Anyone running several units should treat it as part of the order rather than an extravagance.
How long does it take?
About two weeks from order to shipped, on every family including thermofoil.
That number is worth planning a turnover around rather than reacting to. If you know a tenancy ends on the first, ordering two weeks out means the doors arrive before the unit is empty and the fitting happens inside the void you already have — rather than adding a fortnight to it.
Do the doors fit the hinges that are already there?
They can, and on a turnover that is the difference between an afternoon and a day.
Take one door off, measure the boring — the diameter of the cup, its depth, how far in from the edge, and how far its centre sits from the top — and send those numbers with your sizes. The new doors arrive bored to match and go straight onto the existing plates.
If you would rather start fresh, order them blank or bored for new hinges and change both together.
How do I know the boxes are worth keeping?
Four checks, and they take a minute per kitchen.
Open a door and look at the inside corners and the bottom shelf. Is the box square? Is anything swollen or soft, particularly under the sink where leaks live? Do the shelves sag? Do the sides feel solid when you press them?
Four yeses and the expensive part of that kitchen is fine — only the visible part is tired, and doors alone will fix what a tenant actually notices.
A no under the sink is the common one, and it is usually local rather than terminal: one base unit gone while the rest of the run is sound. That is a single box to deal with, not a kitchen, and it is still a far smaller job than refacing everything.
What sizes can you do?
Any, in sixteenth-of-an-inch steps, from 5 by 8 inches up to 49 by 96, with drawer fronts from 5 by 5.
That matters more on rentals than on a new fit-out, because rental kitchens are frequently not standard. Units altered over the years, a kitchen fitted around a boiler, a run that was built on site — none of that is a problem when the door is cut to the opening you measured rather than chosen from a range.

Can I get the same doors again in two years?
On timber, yes. On thermofoil it depends on whether the foil colour is still in the supplier’s range, which we do not control. Buy a spare with the first order on anything you expect to repeat.
Will thermofoil stand up to tenants?
It is the use it suits best. The surface is one piece with no joints to collect grease, it wipes clean, and if a door gets damaged you replace that door rather than a run.
Can you invoice per property?

Do I need to send drawings?
